FAQs

I am a Leaseholder and pay my service charge to Scott & Stapleton. Does this mean Scott & Stapleton are my Freeholder or Management Company?

No. Scott & Stapleton are the acting managing agent on behalf of your Freeholder or Management Company. Our responsibilities are directly held to either of these parties, with the Lease remaining to stipulate your relationship to them. However, we do hold a duty of care to you as a Leaseholder.

I don’t understand my responsibilities under my Lease. What can I do?

When you moved into your property, or when Scott & Stapleton took over the management, you would have received a Welcome Pack. Within this Welcome Pack are details and explanations of various Lease provisions. If you want an electronic copy of this Welcome Pack, please email us at block@scottandstapleton.co.uk. Alternatively, please do not hesitate to contact a member of our trained staff who will be happy to help you.

My details on your database are not correct. How do I change these?

You must ensure that you provide your new details in writing (email or letter). We will update your records immediately and all future correspondence will be issued accordingly.

How do I report a maintenance issue or repair?

If the maintenance issue or repair is within the communal, shared areas, we will usually handle these within the service charge. To notify us of the issue, you can either:

  • Report it on the phone;
  • Email us at block@scottandstapleton.co.uk (not recommended in an emergency);
  • If you have concierge, you can advise them in person.
I have received a letter about proposed works. What does this mean?

When you receive a letter about proposed works, this is because the works fall within the scope of section 20 of the Landlord & Tenant Act 1985 Act. We must consult with you and your fellow Leaseholders for the works or contract which are detailed. Upon request we can forward you a full process note.

What do I do if I am not happy with Scott & Stapleton?

Although we strive to provide a first class service to all of our customers, there may on occasion be something that you are not happy with. If that ever becomes the case, do not hesitate to raise it with us directly. If you feel that you need to formalise your complaint, you may follow the complaints procedure that is provided in your original Welcome Pack, or by request.

My neighbours are causing a disturbance. What can I do?

The best recourse is to speak to your neighbour. Quite often they are not aware of the disturbance caused and will rectify it straight away. If this does not work, there is a fact sheet which we can provide you upon request. Please review this and feel free to discuss this with our staff to understand your options.

How do I make an insurance claim?

Please call or email us to lodge a claim. We will notify the insurers directly and correspond with the insurers and loss adjusters. Where you are to make a contents insurance claim, we do not handle this, but will seek to assist where possible.

I want to sell my property, extend my Lease or apply for consent. What is the process?

Every lease is potentially different and provides for a variety of rights. The first step is to make a formal application to a member of our staff. Upon receipt of the application, this will be considered in line with your Lease.

Tim Scott – Managing Director

After several years working for various estate agencies, Tim set up Scott & Stapleton in 1988. Born and bred in Leigh, he has unparalleled local knowledge, exceptional experience and an enthusiasm for developing new and effective ways of shaking up the industry and providing the best service to customers too. Tim has sailed from the age of five and still spends most of his spare time on the water, sailing, powerboating and paddle boarding.

Stuart Coe – Head of Block

Stuart has worked in Block Management since 2009 and is proud to be an Associate of the Institute of Residential Property Managers.

During his time in Block Management he has managed many different types of developments, from small single blocks to large estates and have been involved in many large scale and complex projects.

Annette Lesley – Property Manager

Having worked in Block Management for over eight years and bringing a wealth of experience from Housing Association Management and Private Block Management Annette is a strong part of our block management team.

Living locally in Leigh and always out and about at our developments Annette is very easy going and always happy to help.
